So, is land still selling? And, for how much? From recent data from the Greater Lakes MLS, it appears that land values are holding but the number of transactions will be down. See the graph for a picture comparing 2007, 2008 and 2009 through Sept 9th.

There are lots of reasons – here’s but a few:
1. Immediate and continuous enjoyment for biking, hiking, hunting, fishing, ATV’s, horseback riding, etc.
2. Potential camping or RV site.
3. Potential home, cabin or hunting lodge site.
4. Consistent cash flows from leasing opportunities (i.e. hunting, minerals, wind farmss, cell towers, etc.)
5. Emerging market opportunities in biomass, carbon sequstration projects and potential conservation outcomes.
6. Significan cash flow from the harvest of your mature trees. Benefits include:
a) Preferential tax treatment of timber harvest income (Capital Gains vs. Ordinary Income)
b) Inflation hedge (timber prices have historically kept up to or exceeded the rate of inflation)
c) Portfolio Diversification
d) History of attractive positive long-term returns.
e) Overall low annual carrying costs compared to other investments.

Seller financing is making a comeback! In the ancient past (pre 1980’s), seller financing of land was about the only way people bough property. There was no such thing as a “home equity” loan and banks, typically, wanted 50% down payments. Thus, owners usually provided the financing vehicle. In MN, this vehicle was the Contract for Deed (in other areas, a Land Contract).

It works like this: 1) The buyer makes a down payment to the seller, 2) Buyer and Seller enter into a contract for the deed to the property (thus, the name Contract for Deed) on terms agreeable to the parties and, 3) when the terms of the Contract are fulfilled, the Seller then executes a Deed for the property to the Buyer.

Geocaching is getting to be a great, fun family activity. It’s modern-day searching for treasure but using a GPS instead of a treasure map. Like searching for the geocach, people wanting to look at rural land can use their GPS to find property corners, driveways and other features of the property. To get the coordinates, we’re finding that all the North Central Minnesota Counties that we work with have GIS systems on the county websites. You can get GPS coordinates right from the website for any property in the county. Try out these websites – you’ll love all the information, aerial photos and the GPS coordinates to make your next trip into the woods more fun.
